PROJECT MANAGEMENT

At KJG Architecture, we believe that true Project Management is the art of seamlessly directing and coordinating a building project through all of its phases, including Programming, Schematic Design, Design Development, Construction Documents, and Construction Administration.  From concept to completion, our continuous involvement fosters the success of every KJG project.  By adopting this approach to Project Management, KJG Architecture ensures that the original goals and design intent of each project are transformed into the final building our client first envisioned. 

1. Programming
In the initial stages of planning a new facility or renovations to an existing facility, KJG Architecture meets regularly with the owner or an owner-appointed committee to assemble the design objectives for the project.  Our program itemizes each space within the facility and defines the size, location, function, and design ideas for every space.  Compiling an exhaustive and organized program is a vital first step in any building project. 

2.  Schematic Design
KJG Architecture’s creativity and design experience begins to shine during Schematic Design when we incorporate all of the information from the building program and produce various design options for the owner to review.  During Schematic Design, KJG Architecture continues to sharpen our design and incorporate owner feedback to maximize the objectives set forth in the initial program.  At the completion of Schematic Design, the owner is presented with dimensioned floor plans, interior and/or exterior elevations, an initial construction cost estimate, and colorful artistic renderings. 

3.  Design Development
Design Development is a crucial step in making sure that our Schematic Design is both practical and cost-effective.  By paying close attention to the three-dimensional aspects of the project during Design Development, KJG can solve most design obstacles and code concerns before the Construction Document phase ever begins.  During Design Development, we assemble our team of in-house professionals and consultants and begin to finalize the construction type and building materials that will be used for the project, still being sensitive to the goals we have previously established for the project.  Our construction cost estimate is updated at the completion of Design Development to provide the owner with cost information relative to the current design. 

4.  Construction Documents
After Design Development is complete, KJG Architecture’s experienced staff of architects, engineers, and designers produce the necessary Construction Documents, including the drawings and specifications which the facility will be bid and built from.  While creativity draws attention to a building’s design, KJG Architecture understands that accurate construction drawings are the true cornerstone of a successful project.  KJG strives to provide clients with a creative design that is backed by exceptionally accurate and detailed construction drawings and specifications.

5.  Construction Administration

KJG Architecture continues to provide clients with seamless services long after the Construction Documents are complete.  We are sensitive to any standard construction procedures which the owner may already have established; therefore, we simply tailor our variety of Construction Administration services to best coincide with those of the overall team.  KJG Architecture can assist with the process of obtaining a State design release, soliciting construction bids, and developing a contract with the selected builder.  Once construction is under way, we continue to represent clients’ interests by providing job site inspections and responding to field questions.  KJG Architecture completes every project with a final walk-through assessment and punch list, ensuring our clients’ goals and objectives which were first established in the building program have all materialized.
